A Clear, Professional Estate Sale Process

From consultation to close, every step is designed to maximize value and minimize stress for the families we serve.

Understanding the Process

How an estate sale works, from start to finish.

An estate sale is a structured liquidation of a household's contents, typically prompted by a major life transition — the loss of a loved one, a downsizing move, a relocation, or the settlement of an estate. For families across Lawrence, KS and the surrounding community, understanding the estate sale process is the first step toward a confident, low-stress resolution.

At Sunflower Estate Sales, our estate liquidation process follows four deliberate phases: planning, curation, the sale itself, and final settlement. Most engagements are planned three to four weeks in advance, with preparation — sorting, cleaning, researching, pricing, and staging — taking one to two weeks before the public sale. The sale is then conducted over a single weekend, typically spanning two to three days to maximize buyer attendance and recovery on every item.

Throughout, our team handles the logistics that overwhelm families managing a transition alone: professional appraisal and pricing, targeted marketing to qualified buyers, secure on-site staffing, and a transparent final accounting. Whether the estate is a modest family home or a landmark property, the standard remains the same. Explore our estate sale services in detail, or browse upcoming sales to see our work in motion.

How We Work

Four phases. One standard.

Every transition follows the same considered path — clear, organized, and built to remove uncertainty.

I

Phase 1 of 4

Plan

We begin with a conversation and a careful walkthrough of the estate, assessing every item and establishing a tailored sale strategy that reflects your family's timeline and goals.

II

Phase 2 of 4

Curate

Together we sort, appraise, and stage — researching each piece, organizing the collection, and presenting it to maximize value through targeted marketing and curated preview invitations.

III

Phase 3 of 4

Sale

A fully staffed, secure estate sale conducted with discretion, professionalism, and respect for the property — whether a modest family home or a landmark estate.

IV

Phase 4 of 4

Settle

We close the chapter with care: property cleared, donations coordinated, and a transparent final accounting delivered so your family can move forward with confidence.

From the initial consultation to the final clean-out, the estate sale process typically takes two to four weeks. Preparation — sorting, cleaning, researching, pricing, and staging — generally requires one to two weeks before the sale. The public sale itself is conducted over a single weekend, usually lasting two to three days to maximize buyer attendance.

No. In fact, we recommend families step away during the sale. Our fully staffed team manages every aspect on-site — greeting buyers, handling transactions, securing the property, and answering questions. Many families find that being present during the liquidation of a loved one's belongings is emotionally difficult, and a professional crew ensures the sale runs smoothly and securely without that strain.

Pricing is based on current market value, condition, rarity, and demand. Our certified appraisers research comparable sales, consult collector markets for specialty items, and apply decades of experience pricing household goods, antiques, art, and collectibles. Items are repriced as needed throughout the sale weekend to ensure everything sells rather than lingering unsold.

Unsold items are handled according to your preferences. We can coordinate donations to local charities, arrange consignment for higher-value pieces, facilitate clean-out and disposal of what remains, or leave items in place if the property is being transferred. Our goal is to leave the property broom-clean and ready for its next chapter.

We recommend scheduling three to four weeks in advance whenever possible. This allows adequate time for a thorough walkthrough, sorting and staging, marketing to build buyer interest, and coordination with any real estate or moving timelines. In time-sensitive situations — such as a pending property closing — we do our best to accommodate accelerated timelines.
